  • No tenant-find fee: many agencies charge at least a week's rent for placing a tenant. I manage the marketing, viewings, reference checks and vetting myself and do not charge a tenant-find fee, which saves you roughly a week's rent at the outset.
  • No percentage added to repairs: I do not charge a percentage fee to organise maintenance, so you will not see a manager's clip added on top of trade invoices. You get professional oversight and updates without paying extra for the job to be managed properly.
  • Free three-monthly inspections: routine inspections every three months are included, with photos and action lists after each visit. Extra inspections are available at no charge when circumstances call for it.
  • A free appraisal and written proposal: the rental appraisal costs nothing and comes with a written management proposal showing exactly what management costs and what it includes.
