The housing stock is dominated by post-war and 1960s-to-1980s three-bedroom homes on generous sections, with newer subdivisions on the edges of town and around Kihikihi. The older stock is where Healthy Homes work concentrates - single-glazed timber joinery, under-sized heating for the living area, and underfloor insulation that either was never there or was done badly. That is a fixable list, but it needs pricing into your plan before a tenancy starts rather than being discovered in an assessment afterwards.
